What types of floor plans are available?

We offer one-bedroom, two-bedroom/two-bathroom, and three-bedroom/two-bathroom apartment homes.

What is included in the monthly rent?

Each apartment includes one assigned parking space and a private patio storage closet.

Which utilities are included, and which are the resident’s responsibility?

Residents are responsible for all utilities, including water, trash, sewer, electric, and gas.

Are apartments furnished or unfurnished?

All apartments are unfurnished.

What in-unit amenities are included?

Each apartment features a full-size washer and dryer, dishwasher, refrigerator, microwave, wall-mounted air conditioning, and Cadet electric heating.

What laundry options are available?

All apartment homes include an in-unit, full-size washer and dryer.

What community amenities are available?

Residents enjoy a seasonal heated pool, 24-hour fitness center, playground, fenced dog park, clubhouse with coffee and tea bar, conference room, courtesy patrol, and after-hours emergency maintenance.

Is there an on-site fitness center? What equipment is available?

Yes. The fitness center includes free weights, treadmills, a StairMaster, leg press, arm press, bench press, recumbent bike, and stretching mats.

Is there a community clubhouse or lounge area?

Yes, we offer a community clubhouse for resident use.

Are EV charging stations or bike storage available?

EV charging stations are not currently available; however, bike racks are provided.

Are co-working spaces or business centers available?

Yes. Residents have access to a conference room and clubhouse with printer access.

Do you offer smart home or keyless entry features?

At this time, smart home or keyless entry features are not offered.

Are there outdoor community spaces?

The community includes a fenced dog park and pool area. There are no additional outdoor lounge, BBQ, or picnic areas.

Are there eco-friendly or green features?

Recycling services are available, and energy-efficient lighting is used throughout the community.

How can I schedule a tour?

We offer both in-person and virtual tours.

Are you pet-friendly? What are the pet policies and fees?

Yes! We welcome up to two pets per apartment home. Breed restrictions apply. A $500 additional deposit per pet and $35 monthly pet rent per pet are required.

Is renters insurance required?

Yes, renters insurance is required for all residents.

What is the application process?

Applications are processed on a first-come, first-served basis and must be submitted online at liveblvdapts.com by selecting your desired floor plan. Applications are submitted for a specific apartment. Once completed, the apartment is removed from the market and held for 72 hours while required documents are submitted and the $45 screening fee is paid. A payment link will be sent once processing begins.
If additional time is needed, applicants may extend the hold by signing an Agreement to Execute Rental Agreement and submitting a $500 rent reservation fee. Please note this fee is non-transferable if switching units.
While we do not offer a waitlist, we maintain a notification list. If a floor plan shows only a phone number, it is likely not currently available.

What lease terms are available?

New lease terms range from 12 to 16 months.

Is there an application fee?

Yes, the application fee is $45 per applicant.

Are co-signers or guarantors allowed?

Yes, co-signers and guarantors are accepted but must reside within the United States.

What rent payment options are available?

Rent may be paid online with one-time or recurring payments. We also accept cashier’s checks and money orders. Cash is not accepted.

Is the community pet-friendly, and are there pet amenities?

Yes! We are proud pet lovers and offer a community dog park for resident convenience.

Is there a pet deposit or monthly pet rent?

A $500 additional deposit per pet and $35 monthly pet rent per pet apply, with a maximum of two pets per apartment.

Is parking available, and is it assigned?

Each apartment includes one assigned parking space. Guest parking is available on a first-come, first-served basis.

Is guest parking available?

Yes, guest parking is available.

How are utilities set up?

Management sets up water, trash, sewer, exterior electric, and gas services. Residents are responsible for setting up interior electric service.

Is the community gated?

No, the community is not gated.

Are there security cameras or patrols?

Yes, the community has security cameras and courtesy patrol services.

How are emergency maintenance requests handled?

For after-hours emergencies, please call 800-374-5539.

What public transportation options are nearby?

A free bus stop is located directly in front of the community. More information is available through the Philomath Connection route.

What schools serve the area?

The community is served by the Philomath School District 17J, including Philomath Elementary, Clemens Primary, Philomath Middle School, and Philomath High School. Charter, private, Montessori, Christian, and early childhood education options are also available nearby.

Are grocery stores, restaurants, and shopping nearby?

Shopping and dining options are located approximately 3–8 miles away in Philomath and Corvallis, including major grocery stores, local restaurants, coffee shops, breweries, and specialty dining.

What outdoor recreation opportunities are nearby?

Residents enjoy easy access to numerous parks, trails, natural areas, and river access along the Marys River, including Philomath City Park, Bald Hill Park, Chip Ross Park, Fitton Green Natural Area, and Beazell Memorial Forest.
